The Challenge

Wendover Business Park's parking lot had deteriorated beyond the point where pavement repairs or patching could solve the 
problem. Segregated asphalt, soft subgrade areas, and drainage issues throughout the lot made a full mill-and-repave the only 
viable path forward. The property needed a paving contractor who could assess the existing pavement, identify subgrade 
failures, and resurface the entire lot, not apply a temporary fix over a structural problem.

The added complexity was that this is an active commercial park, businesses were open, customers were moving in and out, and delivery trucks needed access throughout the project. Shutting the lot down wasn't an option. On top of that, rain was 
forecasted to move in on the final day of paving, putting the entire project timeline at risk.

The Approach

Lambeth Asphalt milled out the deteriorated surface and assessed the subgrade throughout the lot. Where soft areas were discovered, the crew addressed them directly, grading out the problem zones and laying asphalt slightly thicker in those areas rather than paving over the issue and hoping for the best. No additional cost to the property. Drainage was a priority from day one. Hand work along the building edges was sequenced carefully to ensure water would sheet away from the buildings and toward the drains, eliminating standing water risk for tenants. Throughout the project, the crew staged their work around business hours, keeping parking bays accessible and truck routes open so tenants could continue operating without interruption. On the final day, with rain moving in, the crew pushed through and got the last of the asphalt down and tied in clean before the downpour hit.
