The shopping center's parking lot had gone 20 to 30 years without major rehabilitation. The surface had deteriorated to the point where grading and drainage were no longer performing as designed, and the lot's tight footprint created real equipment access challenges — not every section could be handled with a full mill machine. Tree root intrusion had lifted curbing in several areas, adding repair work ahead of paving. With active businesses and their customers depending on access throughout the project, a conventional full-closure approach wasn't an option. Every phase had to be completed and reopened before the next business day began.
Lambeth Asphalt planned the work in two phases. Phase one addressed the front of the building: milling, paving, and striping completed and reopened before tenants opened the following morning. Phase two covered the back of the building and the remaining section down the hill — executed the same way, with the completed area handed back before businesses started the day.
Where the lot was too tight for the full mill machine to navigate corners and parking bays, the crew switched to skid steer for removal and cleanup — keeping the project moving without cutting corners on quality. Tree pruning was handled on-site to clear overhead for trucks and the paving equipment. ADA handicap spaces were relocated from the center of the lot to directly in front of the building, improving accessibility for shoppers. When the first drive lane was opened up, the crew found a heavy-duty base structure beneath the worn surface — confirmation that the original construction was sound and that a 2-inch mill and overlay was the right call.
Park Center Management's shopping center came out of the project with a fully resurfaced parking lot, corrected grades, ADA-compliant handicap spaces relocated to the building front, and fresh striping throughout — completed in two days with tenant disruption held to a single day per section.
