The Challenge

The interior roads at Oakwood Forest Community had gone years without major attention. Widespread alligatoring, severe cracking, and soft spots had made the pavement structurally unsound across multiple roads. Drainage was a significant problem, the existing road crowns had inverted over time, causing water to pool at the center and flow toward trailer foundations rather than away from them. With school buses navigating the property daily and residents depending on safe road access, a full rehabilitation was overdue.

The Approach

Lambeth Asphalt milled the existing surface to approximately two inches deep across the affected roads, removing the damaged material entirely rather than paving over the problem. In areas where low spots were too severe to correct with mill depth alone, the crew pulled a drag to compensate before laying base material.

The drainage design was rebuilt from the ground up. Rather than restoring the failed crown, the team engineered a valley profile down the center of each road, forcing water to flow inward and away from the trailer pads on either side. This required precise grading work on every pass to maintain consistent slope and prevent water from reverting to the properties.

Traffic management was an active challenge throughout the project. The crew coordinated school bus routes around the work zone each morning to ensure children reached school safely while paving operations continued.

Once the subbase was corrected and graded, two inches of fresh asphalt were laid and compacted, with tacking applied to ensure proper bonding between layers.

The Result

After nearly two days on site and approximately 800 tons of asphalt placed, Oakwood Forest Community had fully rehabilitated roads with restored drainage, a smooth riding surface, and a structure built to last. The project addressed not just the visible surface damage but the underlying grade and drainage failures that had accelerated deterioration in the first place.
