The Challenge
A commercial parking lot in Greensboro had been in place since the 1980s, roughly 40 years old. Years of patching by various contractors had left the surface riddled with potholes and uneven grades. Drainage was a major concern: the lot had significant undulations with no consistent flow toward drains, and earlier swales were no longer functioning as designed.
The Approach
With 12 to 14 businesses operating on site throughout the project, communication was critical. Lambeth Asphalt worked closely with the property manager to map parking availability daily, notify tenants of work schedules in advance, and keep disruption to a minimum. Parking maps were provided so tenants and their customers could continue operating throughout the process.
Once the old surface was removed, the crew discovered insufficient stone depth in several areas. Rather than paving over the problem, Lambeth Asphalt addressed each undercut area directly, bringing in binder material to build a stable base before any surface asphalt was placed. The grading crew used levels throughout to verify drainage flow to every drain on the lot.
The Result
The lot was fully regraded, drainage swales were rebuilt, and fresh asphalt was laid across the entire surface. This was one of the first large projects of Lambeth Asphalt's season, tackled head-on at a time when most crews prefer easier warmup jobs. The team completed the work without issue, restoring a parking lot that serves over a dozen active businesses in Greensboro.
