The Challenge

Mavis Tire & Brakes needed a brand-new parking lot as part of a full building up-fit — an old service station rebuilt from the ground up with a new shell and bay doors already in place before Lambeth arrived. The site posed a common new-construction problem: the building pad and sidewalks were already set to final grade, and the customer didn't want the entire lot removed and rebuilt from scratch. That meant engineering proper drainage within existing elevations, correcting multiple low spots and a drainage valley running diagonally across the lot, all without a clean-slate rebuild. The crew also had to coordinate around grading and plumbing subcontractors still finishing utility lines across the site, and bring the front sidewalk turn-downs up to ADA compliance — all under a hard deadline tied to the store's opening.

The Approach

Instead of tearing out the existing subgrade, the crew used the paver's wedging capability to build up low spots and correct bowls and undulations across the pavement, pulling extension passes and string lines to keep the finished grade consistent and pushing water toward the curb and storm drain. New curb sections were added where needed to help direct flow. Work was sequenced around other trades still active on site, with the overlay timed to follow behind grading and plumbing crews as they cleared their lines. Front sidewalk turn-downs were raised flush with the new surface to meet ADA standards. The crew moved several tons of asphalt across the lot over several days in 95–98°F heat, prioritizing crew safety alongside the deadline.

The Result

Mavis Tire & Brakes opened with a fully paved, correctly graded parking lot that moves water off the property the way it's designed to — solving an inherited drainage challenge without the cost or time of a full lot removal.
