The Challenge

Friendly West, a retirement community apartment complex in Greensboro, called Lambeth Asphalt Services after years of subgrade failure left their driveways and main access road badly broken up. The main line presented an added complication: an inverted valley drainage design where water was meant to run to the center of the road instead of the edges. Decades of wear meant the original grading no longer moved water away from the garages and condo units the way it was designed to — a problem that gets worse, not better, if you just resurface over it. The crew also had to work within a tight 18-foot road width, leaving only two 9-foot paving passes to correct the grade.

The Approach

The team milled the entire main line and driveways a full inch and a half to get down to a workable base. Rather than simply repaving to match the old grade, the crew restructured the drainage slope so water would run away from the garages and condo buildings — correcting a design flaw baked in decades earlier. Driveways were completed in a single day, with the main line prioritized next to keep the schedule tight for residents. Throughout the mill and pave, the crew worked carefully around water valves, manholes, risers, and drains, making sure every fixture stayed exposed and functional rather than paved over.

The Result

Friendly West now has a fully repaved main line and driveway system with corrected drainage grading — water moves away from garages and living units instead of pooling against them, addressing the root cause of the original subgrade failure rather than masking it.
